Whether you’re dealing with land, residential, or commercial files we have in-house personnel that can perform the affidavit of heirships, track down abstracts of judgements by using a private investigator we can expedite your problem files to the closing table.

Our primary focus is to provide high quality customer service for every unique transaction specializing in performing title searches, clearing title defects, performing lien searches, and coordinating closings. Clients have access to their closing transactions through a self-service internet database.

Citizen Title prides itself in quick response times to get your refi done. With our in-house underwriting counsel we get answers quickly to serve the mortgage professional. Citizen can close Refis without the T-19 endorsements, we also provide fast turn around times for title commitments and closing disclosures. Citizen Title has Bi-lingual staff, quick response times, and a custom fee generation calculator.

Once there is a set a date for closing you will know the exact date to schedule your move. Closing is when the final papers are signed, you receive your money, and when ownership transfers out of your hands. By this time, the house should be empty and vacant unless we make other arrangements based on your specific needs.
Great question, you’ll sign a purchase agreement, open title at Citizen Title, receive any needed pay off’s for mortgages and/or HOA’s, clear any title defects, and close once title is clear.
