TITLE INSURANCE
Title insurance is basically the protection against future claims against your property. A title insurance agent provides title insurance by researching past and prior deeds and public records and clears any defects and provides an insurance policy to protect the owner against future claims. By researching and clearing any defects a title insurance agency will give a clean title report ensuring they feel comfortable providing the policy to the customer.
ESCROW SERVICES
Escrow is the use of a third party capable of holding assets on behalf of two parties who are in the process of completing a transaction. The asset is usually monies, an escrow account is the third party account which holds the asset until the conclusion of a specific event or time.
SETTLEMENT AND CLOSING
Although different people use different terms, the "closing" or the "settlement" refers to the same finalization of your home purchase. At the closing or settlement date, the seller receives the sale proceeds, and the buyer pays any required expenses to close the transaction, known as closing costs. Citizen title will prepare your documents and get the transaction to the closing table and record the documents in a timely manner for policy issuance.
TRANSFER OF REAL ESTATE OWNERSHIP
In order to validly convey title to real estate in Texas, a grantor must execute a deed to the property in front of a notary public. The deed must be presented to and accepted by the grantee, and it should be filed of record in the county clerk's office to put the public on notice of the transfer. Citizen Title will record all the documents need to close out the transaction.
TITLE SEARCH REPORTS
A title report is your protection against unforeseen issues with a parcel of land you wish to buy. It contains the results of the title search, including the legal owner, the legal description of the property, and any problems clouding the title such as liens and encroachments.
PROPERTY TAX SEARCH
Citizen Title will check with your local assessor or municipality's website, and public records or we will call the tax office for a more exact figure for your home. Citizen Title provides and accurate exact Tax Certification showing what a homeowner owes in taxes so we can balance out the closing documents and process the closing and transfer of Real Estate.
DOCUMENT PREPARATION

Once there is a set a date for closing you will know the exact date to schedule your move. Closing is when the final papers are signed, you receive your money, and when ownership transfers out of your hands. By this time, the house should be empty and vacant unless we make other arrangements based on your specific needs.
Great question, you’ll sign a purchase agreement, open title at Citizen Title, receive any needed pay off’s for mortgages and/or HOA’s, clear any title defects, and close once title is clear.
